Becknell Industrial Acquires Pittsburgh Industrial Property With Expansion Opportunity

PITTSBURGH, PA – March 26, 2026 — Becknell Industrial has acquired Fairywood Industrial Park, a 25.35-acre industrial property in the City of Pittsburgh that includes a fully leased 150,000-square-foot distribution facility and a shovel-ready development site for a second 150,340-square-foot Class-A warehouse building. 

The existing building is leased long-term to Ferguson Enterprise, LLC, a national distributor of plumbing and building infrastructure supplies. The site at 2006 Broadhead Fording Rd and 217 Beechnut Drive provides Becknell with stabilized income as well as a near-term development opportunity in one of the Pittsburgh region’s primary logistics corridors. 

Becknell is advancing plans for a speculative 150,340-square-foot facility, designed to accommodate either a single tenant or multiple users. 

“This acquisition expands Becknell’s presence in the Northeast and gives us a foothold in a logistics market that continues to attract industrial demand,” said Ben Paolone, Executive Vice President of Capital Markets at Becknell Industrial. “The existing Ferguson tenancy provides stable cash flow, while the adjacent development site positions us to deliver new product in a supply-constrained market.”

The transaction was brokered by CBRE Pittsburgh’s Kim Clackson and Matt Clackson, who will also serve as leasing agents for Becknell Industrial’s new speculative building. 

“Kim and Matt have built an outstanding relationship with our team and were instrumental in bringing this opportunity to Becknell,” said Rob Richter, Senior Vice President of Development at Becknell Industrial. “They helped us secure a property that combines stable income with a compelling development opportunity.” 

For Richter, the acquisition also carries personal significance. 

“As a Pittsburgh native, it’s especially meaningful to bring Becknell into the city for our first project here,” Richter said. “Becknell places a strong emphasis on local partnerships, and the support we’ve received from the brokerage community, the Mayor’soffice, and regional economic development organizations helped make this investment possible.” 

Mayor Corey O’Connor welcomed the investment and additional industrial development in the city. 

“Developing high-quality job centers is essential to keeping Pittsburgh competitive and attracting new employers,” Mr. O’Connor said in a previous statement. 

The project also received support from regional economic development leadership.

Wintrust provided financing for the acquisition. 

The purchase aligns with Becknell Industrial’s national strategy of acquiring and developing logistics facilities in supply-constrained markets to serve its growing tenant base.
