Becknell Industrial has completed the purchase of a distribution facility totaling 184,400 square feet in the Carolina Pines Industrial Park in Blythewood, South Carolina. Located at 1001 Carolina Pines Drive, at the interchange of I-77 and Highway 21, the property provides convenient access to three major interstates and is within an hour drive to two strategic North/South corridors.
Built in 2009, the property is situated on 11.9 acres. This LEED Silver certified building features 30’ clear height, 24 loading docks and 2 drive-in doors. The property is currently 100 percent leased to Husqvarna Group, a world-leading producer of outdoor power products including chainsaws, trimmers, robotic lawn mowers and garden tractors. This acquisition also includes 14.5 acres of land that can support 184,000 square feet of additional development.
Becknell purchased the property and land from Strategic Capital Partners, a privately held real estate, operating, development and investment management firm.
Commenting on the transaction, David M. Meisenhelder, Vice President of Strategic Capital Partners:
“Strategic Capital Partners is quite pleased with the outcome of this transaction. Our buyer profile meshed nicely with Becknell Industrial’s investment platform, which made them a logical buyer. Their reputation, market knowledge, closing capabilities and development experience provided us with a high degree of comfort that both components of the sale, land and building, had been completely vetted and valued. This gave us confidence that Becknell fully understood what they were acquiring and could close, timely, under the prescribed terms and conditions.”
Becknell’s Vice President - Development, Derek Hawkins added:
“Becknell is also very pleased with the outcome of this transaction. This modern, highly functional building was well designed and constructed by Strategic Capita Partners and is indicative of the quality construction we look to add to our portfolio. The purchase of the additional 14.5 acre land site will allow Becknell to leverage its development capabilities and market the site for future build-to-suits.”
